Planning permission may NOT be required if:the building is not located forward of the principal elevation fronting a highway.
the building is single storey with maximum eaves height of 2.49 metres and maximum overall height of four metres with a dual pitched roof or three metres for any other roof.
the maximum height is 2.49 metres and the building is within two metres of a boundary.
there are no verandas, balconies or raised platforms.
and no more than half the area of land around the original house would be covered by additions or other buildings.
We offer a full planning application service if required, however we also offer lower roof options on all Garden Office and Garden Studio models, to retain the ease of installing our products without additional planning approval. Our Garden Rooms tend to be exempt from the majority of building regulations.
For most of our customers, the main benefit is the addition of valuable new living space, freeing up room in your home. However, not only does it provide a practical new living space but it also adds significant value to your house. Typically you can expect to recuperate 80% of the cost of the project on the value of your house, however, in some locations where property prices are at a premium, you may return 100% or more.
Structural Insulated Panels (SIPs) are delivered flat packed from the factory to site, and in most situations can be carried through the house to be installed in the garden.
Our in-house, professional and hard working construction team will carry out the installation process with minimum fuss. When they have finished, your building is cleaned, the area is tidied, and we hand you the keys with your important documents such as your warranty and electrical certificate.
We’ll be happy to discuss your needs and requirements for internet and phone connectivity, as there are some many different options. However, the simplest way to get internet and phone access to your building is to use a wireless router or wireless signal extender, and a dual cordless dect phone. Instead of using a traditional fax machine there are many software applications available such as eFax that allow you to send and receive faxes using your internet connection.

Our prices include VAT and the cost of installing everything outlined in your quotation, from the foundations right through to the decoration. Additional delivery or installation charges may apply within some postcodes.The only other requirement is a power supply to the house, for which we can provide within your quotation, or you can contract your own electrician to make the connection. Your final price including any options and extras is the price you pay for a finished building and is ready to move into straight away. We will never add any unexpected costs to your quotation whilst the build is taking place, the quote you sign is what you will pay.

The most popular use is a home garden office, but you can treat it as you would any room in the house – it really is a flexible, additional living space to your home and the possibilities are endless – view some common garden building uses here. After buying one of our products as a Garden Office, our customer in Hertfordshire commented that his children’s grades went up because they started studying and doing their homework in it. The separation from the house provided an excellent environment for concentration and focus.
In the current economic climate Lease Purchasing is not readily available, however please do contact us to discuss alternatives.
We include a 10 year structural warranty within our service and pricing for all of our bespoke Garden Rooms and a 1 year warranty on all of our fittings and fixtures.
Garden Lodges offer a nationwide service, so our friendly and professional surveyors will visit you no matter where you live in the UK – contact us directly to book a site survey.
Our Garden Rooms are strong, permanent structures built on proper foundations, so we advise that they aren’t transportable to a new part of the garden or address.
Once you have confirmed and signed the quotation and design you are happy with, we will then book you into our build schedule, where construction typically commences 4 weeks later.
Yes, without question. All of our custom Garden Lodges, Studios and Offices are made using structurally insulated panels (SIPs) with concrete pad foundations, which means your Garden Room will stay warm in the winter and cooler in the summer months. There’s no need to prepare any foundations before we arrive on site, as we take care of this for you and it is included within our prices.

There is usually no maintenance required with our Garden Rooms, although if you’d like to keep the bright colour of the Western red cedar timber exterior, you can apply a professional oil 4 months after your garden building has been completed. Cedar naturally turns to a silver/ grey colour over time, which looks really lovely and glistens in the sunlight.The rubber EPDM flat roofs we install are totally maintenance free and have an expected lifespan of over 50 years. Our vinyl wrapped UPVC doors and window frames also require no maintenance either. A general clean of the doors, windows and frames, will keep everything looking fresh and new.

We usually need around 45cm normally between the Garden Room and any boundary fence. This can be reduced if the Garden Building needs to be right up to a boundary, if your neighbour agrees to temporarily take down their boundary fence. Please remember to mention this during your site survey visit and agree this with your neighbours before we commence construction.
Yes we do! All of our Garden Studios, Garden Lodges and Garden Office are fitted with integral electrics and wiring by our qualified electrician. As a standard we tend to include 2 double sockets within our standard pricing.
Yes, we can install underfloor heating for you, at an additional cost dependent on the size of Garden Building that you have. Please contact us for more details. We can also fit electric wall heaters too.
We can definitely fit air-conditioning within our Garden Buildings, for an additional cost.

Our site survey service is comprehensive, you can either call, e-mail or request one through our website. Once you have booked in an appointment with us, one of our friendly Surveyors will come and meet with you at your home, or the premise where the potential Garden Room will be built.
Our Surveyor will talk to you about your design requirements and what you will be using your Garden Lodge, Studio or Garden Office for. Then, all important measurements and photographs will be taken. All the information the Surveyor collects, will then go back to our design and quotation team, so your itemised quotation and 3D drawings can be created.
