Q: Do I need planning permission?

A: In most cases planning permission is not required as long as the building is located at least 5m away from the house and is not closer to any highway than the house itself, or any point 20m from that highway, whichever is closer.  However, if you live in a flat, conservation area or a listed building, or if your permitted development rights have been removed by a previous planning decision, you will more than likely need permission in which case we offer a full planning application service.

Q: Are there any other considerations regarding the building's location?

A: To satisfy Building Regulations, any such building over 15 square metres area has to be at least 1m away from the nearest boundary. Most of our buildings can be located as close as 0.3m away from your boundary.

Q: What kind of return can I expect on my investment?

A: For most of our customers, the main benefit is the addition of valuable new living space, freeing up room in your home.  However, not only does it provide a practical new living space but it also adds significant value to your house.  Typically you can expect to recuperate 75% of the cost of the project on the value of your house, however, in some locations where property prices are at a premium, you may return 100% or more.

Q: What if I have limited access to the garden?

A: Prefabricated modular panels are delivered flat packed from the factory to site, and in most situations can be carried through the house to be installed in the garden

Q: Who will install the building?

A: Our fully trained, professional and customer focused team will carry out the installation process with the minimum of time and fuss. When they have finished, your building is cleaned, the area is tidied, and we hand you the keys

Q: What are my options for internet access, phone and fax services?

A: The simplest way to get internet and phone access to your building is to use a wireless router and a dual cordless dect phone.  Instead of using a traditional fax machine there are many software applications available such as eFax that allow you to send and receive faxes using your internet connection.  Alternatively we provide a full service to manage the provision of telephone and network cabling, subject to a full site survey.

Q: What is included in the price?

A: Our prices include VAT and the cost of installing suitable foundations (subject to site survey).  Additional delivery or installation charges may apply within some postcodes. The only other requirement is a power supply to the house, for which we can provide a separate quotation, or you can contract your own electrician to make the connection. Your final price including any options and extras is the price you pay for a finished building ready to move into straight away, and there are no hidden costs.

Q: What can I use the building for?

A: The most popular use is a home office but you can treat it as you would any room in the house - it really is genuinely habitable additional living space and the possibilities are endless.  After buying one of our products as an office, a customer in Hertfordshire commented that his children’s grades went up because they started doing their homework in it.  The separation from the house provided an excellent environment for concentration and focus.

Q: If I take out a Lease Purchase Agreement, who owns the building once the term has ended?

A: Customers leasing a building have the option to own it outright at the end of the term, continue into a secondary period leasing, or sell the building to the company to show it as an asset.
